Kyle Gardner is the Chief Operating Officer of NIC MAP. Kyle was the first non-founder hire at the company and has held direct and supporting roles in virtually every part of the business. He now leads the revenue and finance teams and is an actively engaged with product and go-to-market initiatives.
NIC MAP provides purpose-built data exclusively for senior housing, offering relevant, market-specific insights that give operators, lenders, investors, developers, and industry partners the necessary information to make informed decisions with more confidence and in less time.
Kyle is an active member of National Investment Center for Senior Housing & Care’s Future Leaders Council and the American Senior Housing Association (ASHA) Advisory Committee and Argentum Board of Directors. He received his B.S.B.A. in Finance and Leadership from Christopher Newport University in Virginia.

Sharper Data for Sales and Marketing Leaders in Senior Living

Sales and marketing leaders are being asked to make better calls with more inputs – pricing, concessions, how their buildings benchmark against comparable market properties, new supply coming online, and the financial performance sitting behind it all. In this session, NIC MAP COO Kyle Gardner walks through the latest market data on senior living: where rates are moving, what concession trends the market data shows, how occupancy is trending across care segments, and what new financial benchmarking data shows about how buildings are performing. Attendees will leave with a read on what the data says and a preview of the financial benchmarking conversation continuing at SMASH Focus in May 2027.
